Fucillo Kia of Port Charlotte, one of the largest car dealerships in the Charlotte county, was not the typical development. The owner wanted a full-service dealership with 45 acres of automobile dealership along with a 32-acre Commercial park adjacent to the dealership.
The owner also wanted a large entertainment area to hold promotional events. The project included comprehensive plan rezoning and site planning along with negotiations with the Florida Department of Transportation to coordinate offsite improvements and connections to US 41. Further planning involved the Florida Department of Environmental Protection to extend the water system offsite. This project included upgrades to existing utilities and a new lift station for Charlotte County’s sanitary sewer system.
The project development team faced several challenges during the development to include construction during an ongoing US41 Road Improvement Project, the addition of offsite turn lanes, design, and extension of offsite utilities including a sanitary sewer distribution and lift station design, along with negotiations with FDOT concerning an adjacent FDOT stormwater pond.
