Exceptional Engineering’s project development team met the client’s needs by assisting in the development of the premier office medical building. The project development team worked efficiently in providing the maximum building square footage on the challenging shaped parcel of land, and provided a design which exceeded the developer’s requested space.
Exceptional Engineering, as usual, took the lead in all aspects of design, planning and permitting. Services included, Master planning, Site Plan design, Infrastructure design, integration and concurrency satisfaction, Construction Documents, County Development Order Permitting, South Florida Water Management District (SFWMD) ERP Permitting, Lee County Utility Permitting and Final Certifications. Because of the location of the unusually shaped lot, Exceptional Engineering project managed additional necessary surface water management, drainage design, utility design, landscape architecture, construction inspection and certification. This required a specific design for a 6” gravity sewer service, 10” water main design, 2” water service design, and 6” fire main design, permitted via Lee County Utilities, Florida Department of Environmental Protection, and South Florida Water Management District. Along with the enhanced landscaping, the plan included storm water storage and a driver friendly parking lot. EEI also provided construction observations for the civil portion of the project.
